Condo vs. Townhome Which Fits Your Lifestyle

Condo vs. Townhome: Which Fits Your Lifestyle?

What Is a Condo?

You own your individual unit (interior walls inward). Common areas—lobby, gym, pool, landscaping—are jointly owned. A homeowners association (HOA) manages maintenance and charges a monthly fee.

What Is a Townhome?

You own the interior and exterior of a multi-level home (often with a small yard or patio). There may be shared walls. An HOA may exist but is usually lighter than a condo’s.

Key Differences at a Glance

  • Maintenance: Condos = low personal upkeep; Townhomes = moderate (roof, exterior may be yours).
  • Fees: Condos often have higher HOA fees; Townhomes are typically lower but vary.
  • Space & Privacy: Condos offer compact living; Townhomes feel more like a house.
  • Amenities: Condos commonly include gyms, pools, security; Townhomes may have fewer.
  • Location: Condos are usually in central, walkable areas; Townhomes skew more suburban.

Which Fits Your Lifestyle?

Choose a Condo if you want:

  • Minimal maintenance and lock-and-leave living
  • Elevator buildings with on-site amenities
  • Walkability to work, cafés, transit

Choose a Townhome if you want:

  • More space, storage, and possibly a garage
  • A small yard or private outdoor area
  • A “house feel” without a full single-family cost

Costs to Expect

  • Condo: Lower purchase price per location sometimes, higher HOA, special assessments possible.
  • Townhome: Often higher price than a similar-area condo, lower HOA, more personal upkeep costs.

Quick Checklist

  • How much maintenance do you want to handle?
  • Do you need amenities (gym, pool, concierge)?
  • Is walkability or extra space more important?
  • What are the HOA rules, fees, and reserves?
  • How long will you live there (resale plans)?

If you value low maintenance and amenities in a prime location, a condo may be best. If you want more space and a home-like feel with some outdoor area, consider a townhome. Compare HOA fees, rules, and long-term costs before you decide.
