When buying a pre-construction condo in Ontario, two key milestones shape your journey: interim occupancy and final closing. At first glance, they may seem similar, but they involve very different costs, timelines, and legal rights. Understanding the difference will help you plan better and avoid financial surprises.

What Is Interim Occupancy?

Interim occupancy begins once your unit is ready to live in, but the condo building hasn’t yet been officially registered. At this stage:

  • You can move in or rent out your unit.

  • You don’t yet legally own the condo.

  • Instead of mortgage payments, you pay occupancy fees (interest, property taxes, and maintenance).

  • This period can last a few months to more than a year, depending on registration timelines.

What Is Final Closing?

Final closing happens when the condo project is registered with the city and ownership officially transfers to you. At this point:

  • You become the full legal owner of the property.
